The Role
We're hiring one Acquisition Manager to lead our land sourcing efforts. This is a commission-only, high-earning role for someone who thrives on volume, loves to negotiate, and wants to build something serious alongside a growing team.
You will be responsible for sourcing, negotiating, and closing vacant lot purchases across our active markets — off-market and on-market. You will work directly with our internal team, assigned realtors, and wholesaler network to keep our pipeline full and our deals moving.
Year 1 target: 100 land purchases.
Responsibilities
• Source off-market deals through list pulling, skip tracing, and cold calling motivated sellers
• Build and manage daily relationships with wholesalers to generate consistent deal flow
• Identify on-market opportunities through Zillow and MLS; call listing agents, present Palmetto Haven as the buyer, and negotiate price and terms on our behalf
• Send offers within 1 hour of receiving a qualified lead — speed is a competitive advantage
• Follow up on every open offer weekly until the deal is closed or dead
• Qualify each deal before offer goes out: verify seller situation, utility connections, survey status, soil tests, septic/well vs. city services
• Once a lot is under contract, coordinate all due diligence with the assigned market realtor and ensure tasks are completed on time
• Log every deal, conversation, and status update in the CRM — the team needs full visibility at all times
• Research GIS systems, call city offices, and pull permit or zoning records when needed
Commission Structure
• 7% of purchase price on off-market deals
• 3% of purchase price on on-market deals
• 10% of purchase price on inbound website leads (company-funded marketing — zero cost to you)
Performance review at 3 months with potential to increase commission tiers based on results.

• Background in sales, business development, or real estate acquisitions
• Natural negotiator — someone who enjoys the deal, not just the commission
• Highly organized and CRM-disciplined — every lead tracked, every follow-up done
• Comfortable with AI tools and technology
• Self-motivated with zero need for micromanagement
• Persistent — you work a deal until it's dead or signed
